Once you have chosen a home that meets your needs, you can gain valuable information regarding the condition of your home. This will re-enforce your buying decision - or - it could lead to symptoms of a potential problem. You may then hire another appropriate specialist to further evaluate this house.
Home Inspectors are trained and unbiased. You have hired one to do an objective examination of the physical structure of the home. Your agreement to purchase this home should be contingent upon the findings of a qualified inspector who will provide you with a written report evaluating: the heating/cooling systems, the electrical system, the roof, insulation, and ventilation. It will also report on the structure, foundation walls, plumbing, site grading and drainage.
No house is perfect! The fewer problems you encounter the better, and with a home inspection you will be in an ideal position to plan and implement future maintenance and improvements.
Home Inspections verify to the Buyer, the present condition of a home and allow the Buyer to make an informed decision. Almost every buyer in today’s market will purchase a home and request a professional Home Inspection of the home that they are interested in buying. Some occasionally sellers will consider a “Pre-Listing Home Inspection”. This can minimize the chance of the Buyers finding conditions that would allow them to renegotiate the deal. It is wise to take care of simple maintenance before any Buyer questions arise. This prevents concerns from the Buyers and gives a greater degree of control to the Sellers. If you are aware of leaking plumbing, or water seepage during spring rains, you may prefer to make the necessary repair before listing your home for sale.
